FORECLOSURES, SHORT SALES CONSULTATION AND ACQUISITION SERVICES

Hi-Star Realty has 17 years of experience doing foreclosures, short sales and loan purchases.

Scope of Services:

     Research and locate potential distressed debt and properties that are either in
     foreclosure or have been foreclosed  by the lender, for acquisition that meet the
     criteria of clients.
     Run comparables on the chosen properties to establish equity spread required
     by clients.
     Engage banks and negotiate offers before the auction date to acquire properties.
     Going to auction if Bank refuses to accept offers and  bid for the property on
     clients behalf  as  per   Clients's  price point.
 
Cost of Services
    $500.00  Research and Establishment Fee - non refundable one time fee which
    will go towards  Service Fee at the closing of first transaction.
 
Service Fee:
    5% of acquisition price  or flat fee of $10,000.00.
     Payable at closing of transaction.
 
Requirement:
     Client must sign a Buyer Agency Agreement with Hi-Star Realty effective for
     at least one year.
     The Agreement will be applicable only with properties Hi-Star Realty
     locates for Client.
